There are no translations available. IMPORTANT This Agreement is a contract between you and Vivahouse Dublin and applies to your use of the services. This is an important document which you must consider carefully when choosing to use our services. Please read the terms of this Agreement carefully before agreeing to it. Vivahouse Dublin Letting Agreement is made between Vivahouse Dublin LTD, as the Agent, and the "Subtenant," together referred to as the "Parties."
The Parties agree that the customers shall lease a portion of the premises managed by Vivahouse Dublin LTD, on the following terms:
1. Short-Term Lease . Vivahouse Dublin LTD offers short/medium term accommodation in houses directly managed by the Agency. Check-in time is to be arranged with Vivahouse Dublin LTD prior guest(s) arrival. Check-out before 11.00 am.
2. Rent. Rent is to be paid on the first day of commencement of customer’s rent directly to Vivahouse Dublin LTD. Subtenant is responsible to make payment on exact day of renewal. Delays will be charged 10 additional euro per day. Rent is for a room only. Subtenant are allowed to share all of the common spaces (i.e. living room, kitchen, bathrooms) in the Premises equally with the other Subtenants. Standard prices are as follows: Single room

Vivahouse Dublin LTD may apply different prices according to sales channels and/or house facilities. We do not disclose price policy with our customers.
3. Booking and Cancellation Policy. A booking deposit of 10% (minimum 50 euro) is required to secure the accommodation in advance. This sum will be deducted by the total rent equally divided by every period of staying. Booking deposit is NOT REFUNDABLE if the Subtenant cancels the booking or leaves the Premises before above-mentioned date, whatsoever circumstances may occur. For English courses and Accommodation reservation, the full package cost is to be paid in advance. In case of cancellation (up to 24 hour prior arrival in Dublin), 90% of the total amount will be returned to the customer. 10% cancellation fee is retained. Cancellations within 24h hour of arrival date are charged by a penalty fee of 50%. If you wish to cancel your booking, you must send us notification in writing (this includes email) to:

4. Security Deposit. Subtenant will pay to Vivahouse Dublin LTD an amount previuosly agreed as a deposit against any damages attributable to the Subtenant. Deductions permitted by Irish law may be made from the security deposit and the remainder, if any, shall be returned to Subtenant at the termination of Subtenant’s tenancy. Security deposit is returned to guests after leaving the property completely by bank transfer, unless agreed differently with Vivahouse Dublin LTD. The security deposit shall not be used as rent.
5. Termination. Subtenant’s tenancy will terminate on the date specified in Section 1 above, unless Sublandord and Subtenant agree differently in written form . Subtenant is not responsible for finding a replacement upon the termination of his/her tenancy. Any paid rent is NOT REFUNDABLE if the Subtenant leaves before above-mentioned date, whatsoever circumstances may occur. Before leaving, the bedroom must be in a clean and tidy condition (including bed sheets) that is suitable for immediate re-letting. Failure to do so will result in a €50 charge on the security deposit. Security deposit will be refunded to the customers by bank transfer after checking the property, unless agreed differently with VivaHouse Dublin LTD. 6. Room allocation. Vivahouse Dublin LTD tries to accommodate customers to the best available premises for their needs. However, depending on circumstances and prior 3 days notice in advance, Vivahouse Dublin LTD may request tenants to move onto another house managed by the Agency. We commit to maintain the same location, house standard and price. 7. Equipment. At the time of arrival, every guest is provided with:
This equipment is to be returned to Vivahouse Dublin LTD when Subtenant leaves the premises. If any of these are missing, Vivahouse Dublin LTD has the right to keep, partially or entirely, the above-mentioned security Deposit. 8. Overnight Guests. The subtenant needs to obtain Vivahouse Dublin LTD’s permission prior to the stay of any overnight guest(s). Guests are allowed for 3 nights maximum. For longer staying, a contribution of €50 euro per week is requested. Existing customers cannot be accepted as guests. Failure to do so, it may end the Subletting immediately with no refund of security deposit.
9. Utility Bills. Rent price includes household bills: electricity, TV, Internet. Individual consumption must be appropriate and do not exceed the standard. Excessive consumption will be charged from the Security Deposit. Every guest is entitled to one waste tag. Additional tags will be at Subtenants expenses.
10. Household Chores. The Tenants will divide all household chores in order to maintain, at anytime, an acceptable status of order and cleanness. Failure to do so will result in the equal deduction of each tenant security deposit in an amount equal to the cost of doing the necessary cleanings. 11. Noise Level. The Tenants will maintain a noise level that will not affect the quality of life of any neighbors. In the interest of common quietness, any noise should be strictly avoided from 11.00 pm to 7.00 am. House parties are not allowed.
12. Smoking. Smoking is severely NOT allowed inside the Premises. Outdoor smoking areas are accessible. If any of the Subtenants complain to Vivahouse Dublin LTD about any inside smokers, any other Subtenant accused of smoking inside the Premises will be immediately evicted.
13. Condition of the Premises. Subtenant acknowledges that s/he has examined the Premises and that they are in good condition. Upon the termination of this Sublease Agreement for any cause, Subtenant will leave the Premises in their original good condition. Subtenant is responsible for paying or repairing of any damage caused.
14. Subleasing and Assignment. Subtenant may not lease, sublease, or assign the Premises without the prior written consent of the Sublandord.
15. Facilities. Vivahouse Dublin LTD is responsible to provide the house with: iron, iron-board, broom, vacuum cleaner, bowl, tv, internet connection, wardrobes, beds, libraries, chairs, bedlinen, pillows, kitchenware for cooking. Personal items such as toilet paper, soap, cleaning products, refusal bags etc. are at expenses of Subtenants.
16. Agency Duties. VivaHouse Dublin reserves the right for authorized members of staff or its nominated representatives to inspect accommodation as necessary to affect any repairs, undertake any maintenance and any other reason deemed necessary, without any written or verbal notice at any reasonable times. VivaHouse Dublin agent is NOT allowed to enter into any of the rented rooms, unless agreed with Subtenant. In case of emergencies, it is a responsibility of the tenant(s) to provide contact phone number.
17. Personal Safety and Belongings. Vivahouse Dublin LTD is NOT responsible for any personal accident or injuries caused within the premises. For the same reason, Vivahouse Dublin LTD declines any responsibility for loss or theft of personal items, or damage done due to wrong usage, burglary or defects of the house. To cover any risks, we strongly recommend subscribing to an Insurance company.
